Depending on the scale of the work, a permit (planning permission, building permit, etc.) or a prior declaration must be submitted. Before starting any work, it is advisable to contact the town planning department to obtain information about the land on which the work is to be carried out.<\/p>\n\n\n\n<p>For all town planning projects, you can download the CERFA forms below.<\/p>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Prior declaration<\/summary>\n<p>Prior declaration of works is required in the following cases in particular:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>new construction (garage, outbuilding, etc.) or work on an existing building resulting in the creation of a floor area or footprint of between 5 m\u00b2 and 20 m\u00b2.<\/li>\n\n\n\n<li>for work on an existing building, this threshold is raised to 40 m\u00b2 if the building is located in an urban area covered by a local urban development plan (PLU) or a land-use plan (POS)<\/li>\n\n\n\n<li>construction of a wall with an above-ground height of 2 m or more<\/li>\n\n\n\n<li>construction of a swimming pool with a surface area of less than or equal to 100 m\u00b2 without a cover or a cover (fixed or mobile) with a height above ground of less than 1.80 m<\/li>\n\n\n\n<li>work altering the original external appearance of a building (for example, replacing a window or door with another model, drilling a new window, choosing a new paint colour for the fa\u00e7ade)<\/li>\n\n\n\n<li>restoration work if carried out in an area under special protection (e.g. near a historic monument)<\/li>\n\n\n\n<li>change of use of premises (e.g. conversion of commercial premises into residential premises) without altering the load-bearing structures or facade of the building<\/li>\n\n\n\n<li>carrying out a land division, in particular to separate one or more lots.<\/li>\n<\/ul>\n\n\n\n<p><strong>1 month (or 2 months)* to process a complete application.<\/strong>. Once authorisation has been obtained, the petitioner must display the information relating to the prior declaration on the site.<br><strong>The prior declaration is valid for 3 years<\/strong> (in accordance with current regulations) and may be extended for 1 year, provided that the request is made at least 2 months before the expiry date.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F17578\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Preliminary Declaration<\/a><\/div>\n<\/div>\n\n\n\n<p><\/p>\n<\/details>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Planning certificate<\/summary>\n<p><strong>Planning information certificate<\/strong><\/p>\n\n\n\n<p>It provides information on :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the planning regulations applicable to the plot (local planning regulations)<\/li>\n\n\n\n<li>administrative restrictions on property rights: public utility easements, right of pre-emption, protection zone within the perimeter of a historic monument, etc.<\/li>\n\n\n\n<li>a list of planning taxes and charges: development tax, urban partnership project, etc.<\/li>\n<\/ul>\n\n\n\n<p><strong>Operational planning certificate<\/strong><\/p>\n\n\n\n<p>In addition to the information given on the information certificate, it indicates :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>whether the land can be used for the project<\/li>\n\n\n\n<li>and the state of the existing or planned public facilities (roads and networks) serving the plot.<\/li>\n<\/ul>\n\n\n\n<p>Instruction period of 1 month for the simple information planning certificate and 2 months for the pre-operational planning certificate.<\/p>\n\n\n\n<p><strong>The planning certificate is valid for 18 months and can be extended for 1 year.<\/strong>.<\/p>\n\n\n\n<p>*subject to conditions.<\/p>\n\n\n\n<p><strong>Obtaining land registry information<br><\/strong>The cadastral maps of the commune can be consulted at the Town Planning Department, or on the website : <a href=\"https:\/\/www.cadastre.gouv.fr\/scpc\/accueil.do\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">www.cadastre.gouv.fr<\/a><\/p>\n\n\n\n<p>A statement of ownership can be obtained by the owner from the Town Planning Department.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F1633\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Planning certificate<\/a><\/div>\n<\/div>\n<\/details>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Planning permission<\/summary>\n<p>It is mandatory in the following cases:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>construction resulting in the creation of more than 40 m\u00b2 of floor space or ground area<\/li>\n\n\n\n<li>change of use accompanied by a change in the external appearance of a building or its load-bearing structures (e.g. conversion of a dwelling into commercial premises)<\/li>\n\n\n\n<li>alteration of the volume of the building and creation or extension of an opening in an existing wall.<\/li>\n<\/ul>\n\n\n\n<p><strong>3-month (or 2-month)* review period<\/strong>. Once planning permission has been granted, the applicant must display the details of the planning permission on the site.<br><strong>Planning permission is valid for 3 years<\/strong> (in accordance with current regulations) and can be extended for 1 year if the request is made at least 2 months before the expiry date.<\/p>\n\n\n\n<p>It's important to know that building without planning permission or a prior declaration exposes you to penalties: fines, restoration of the site or demolition of the building may be required by the courts.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F1986\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Building Permits<\/a><\/div>\n\n\n\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F19450\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Permit to modify a building permit<\/a><\/div>\n\n\n\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F2698\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Transfer of a building permit<\/a><\/div>\n<\/div>\n<\/details>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Planning permission<\/summary>\n<p>Planning permission is required for :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the scouring (digging) and raising (heightening) of the ground to a depth or height exceeding 2 m and covering an area equal to or greater than 2 hectares (i.e. 20,000 m\u00b2)<\/li>\n\n\n\n<li>the creation or extension of a campsite for more than 20 people or more than 6 tents, caravans, mobile leisure homes or light leisure dwellings<\/li>\n\n\n\n<li>subdivision operations not subject to prior declaration.<\/li>\n<\/ul>\n\n\n\n<p><strong>Processing time of 3 months*.<\/strong>. Once planning permission has been granted, the applicant must display the information relating to the planning permission on the site.<\/p>\n\n\n\n<p><strong>Planning permission is valid for 3 years<\/strong> <strong>extendable for 1 year<\/strong> if the request is made no later than 2 months before the expiry date<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F17665\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Planning permission<\/a><\/div>\n\n\n\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F2698\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Transfer of a planning permission<\/a><\/div>\n<\/div>\n<\/details>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Demolition permits<\/summary>\n<p><a>DEMOLITION PERMITS<\/a><\/p>\n\n\n\n<p>A demolition permit is required* for all demolition work (in the case of reconstruction, the demolition permit may be included with the building permit).<\/p>\n\n\n\n<p><strong>Processing time of 2 months*.<\/strong>. Once authorisation has been obtained, the petitioner must display the information relating to the demolition permit on the site.<\/p>\n\n\n\n<p><strong>The demolition permit is valid for 3 years and can be extended for 1 year.<\/strong>if the request is made no later than 2 months before the expiry date.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F17669\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Demolition permit<\/a><\/div>\n\n\n\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/www.service-public.fr\/particuliers\/vosdroits\/F19450\" target=\"_blank\" rel=\"noreferrer noopener\">CERFA \" Permit to amend a demolition permit<\/a><\/div>\n<\/div>\n<\/details>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Enedis connection<\/summary>\n<p>The service <strong><a title=\"https:\/\/www.enedis.fr\/\" href=\"https:\/\/www.enedis.fr\/\" target=\"_blank\" rel=\"noopener\">Enedis connection<\/a><\/strong> is available to help you connect your home to the electricity network if you are building a new house.
